Cash flow의 종류

• isolated single values
• Series of uniform values
• Series that increase or decrease values

Single-Amount Factor(isolated single values)

• 현재 돈이 P만큼 있고, 이자가 i일 때, n 년 후의 F(future money)는?

• 반대로 F를 아는데 P가 궁금하면 수식을 반대로만 써주면 된다. 

• F/P factor and P/F factor are for a single payment => only one payment or receipt 

Uniform Series

• The equivalent present worth P of a uniform series A of end-of-period cash flows
• 일정한 cash flow A와 동일한 현재 가치 P를 구하는 것
• ex) 매달 돈을 지불해야 하는데, 지금 얼마를 갖고 있어야 하는가?

• P/A factor와 A/P factor 모두 항상 cash flow A는 현재 시점으로부터 1년 후에 발생할 때의 공식이다.

Sinking Fund and uniform series compound Amount

• sinking fund => Future money를 만들기 위해 일정한 기간 동안 일정한 돈 A를 얼마나 내야 하느냐?

• 위 공식을 sinking fund factor or A/F factor라고 부른다. 
• 일정 기간 동안 A를 지불할 때 마지막 A는 F랑 같은 시기에 발생한다. (마지막 A 년도 = F 년도)

Arithmetic Gradient Series(증가 증가 이자 증가 증가)

• 각 period동안 interest가 일정한 금액 증가하거나 감소하는 것
• cash flow is different each period
• Amount of change is called gradient

• Base cash flow인 A는 동일하고 G만 계속 증가하는 것
• 둘을(A, G) 더하니 결국 cash flow는 each period 마다 다르다. 
• G는 현재 시점으로부터 2년 후에 발생한다.(t=2 시점!!! 매우 중요!!!)
• $$CF_{n} = base amount + (n-1)$$
• Total Present Worth는 당연히 $$P_{A} + P_{G}$$ 둘을 나눠서 생각하는 게 편하다. 

• arithmetic gradient series를 uniform annual series로 바꾸고 싶을 수도 있다.

 

Geometric Gradient Series Factors

• 이전에는 일정한 금액이 감소하거나 줄었는데 일정한 비율이 증가하거나 감소할 수도 있다. 그럴 때 사용하는 것
• Geometric gradient series is a cash flow series that either increase or decrerases by a constant percentage each period. 
• The uniform change is called the rate of change. (g)
• g : constant rate of change. 이때 Present value는 $$P_{g}$$ 소문자로 표현한다. 

• decreasing이면 +g를 -g로 적으면 된다. 

• NOTE : A를 별개로 계산하지 않고 공식안에 함께 있다! A is not considered separately when working with geometric gradien
  따라서 peroid = 1부터 시작한다.
